    What is a rental contract?

    A lease agreement (or tenancy agreement) is a document that explains the terms under which a tenant rents residential or commercial property from a landlord. The landlord is the owner of the property, while the tenant is the one who is willing to take the property from the owner. The terms are fixed where the tenant has to pay on a monthly basis. The rented property belongs to the tenant according to the rules and regulations established by the tenant and the owner.     What is a fixed term lease?

    This is the most commonly used rental lease. As the name suggests, the fixed-term lease has a fixed term set by the lessor in agreement with the tenant. The lessor can only claim the evacuation of the building at the time mentioned in the ten-term lease. The fixed term can be from one month to 15 months, or even more. If you need a change, you must pay one month's notice and if you do not, you must pay an additional fee as a fine for compensation.

    What are the types of rental contracts?

    The purpose of the rental lease is to regulate the conditions under which a property is used by a tenant for residential purposes. It defines the start and end dates of the lease, as well as the conditions of occupation of the accommodation by the tenant.

    The lessor is obliged to provide the lessee with a lease contract on plain paper. This contract must be completed on the one hand by the lessor and on the other hand by the tenant. In the event of disputes between the tenant and the lessor, the contract may serve as proof of the situation prior to the entry into force of the lease.

    If the tenant is a legal entity, the employer must complete the rental contract.

    The rental lease is a fixed-term contract which can be terminated by either party by simple formal notice. If the lessor wishes to terminate the current lease before the end of the contractual period, he must therefore notify the tenant in writing by registered letter with acknowledgment of receipt at least one month before the expiry date.

     

    In the event of termination of the lease by the lessor within the six months preceding the end of the calendar year, he must pay the tenant a fixed indemnity of an amount equal to that of the property taxes and an inseparable fraction of the rental charges.
